Can you hold a home for me?
Yes. To ensure fairness to all applicants, we can hold a property once a completed application has been submitted, approved, and a holding deposit has been paid. This ensures that everyone has an equal opportunity to secure their desired rental home. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Typically, you are required to pay the first month’s rent and a security deposit before moving in. The last month's rent may not be required upfront unless specified in your lease agreement. We will clarify all payment details during the lease signing process. -
How old do you have to be to apply?
You must be at least 18 years old to apply for one of our rental properties. All individuals who will be residing in the home and are 18 or older must complete an application. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided the terms of the lease are met, and the property is returned in good condition, minus any allowable deductions for repairs or unpaid rent. A detailed statement of any deductions will be provided. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet certain financial criteria, such as income or credit score requirements. The cosigner will need to complete an application and meet the same qualifications expected of the primary tenant. -
You have a property I want to rent. How do I apply?
If you’re interested in one of our properties, you can easily apply online through our website. Simply find the property listing, click on the “Apply Now” button, and follow the prompts to complete your application. -
How do I pay rent?
We offer several convenient options for paying your rent, including online payment through our tenant portal. You can also set up automatic payments to ensure your rent is always paid on time. Details on how to pay will be provided during the move-in process. -
I want to get a pet. What should I do?
If you want to get a pet, you will need to review your lease agreement for any pet policies or restrictions. If pets are allowed, you may need to pay a pet deposit and/or pet rent. Please contact us before bringing a pet into the property to discuss the next steps. -
I want to move out, but my roommate wants to stay. What should I do?
If you plan to move out while your roommate wants to stay, you will need to notify us as soon as possible. Your roommate may need to reapply to qualify for the lease on their own or find another roommate. We will help facilitate any necessary changes to the lease agreement. -
My lease expiration is coming and I want to move out. What should I do?
If you plan to move out at the end of your lease, you will need to provide written notice according to the timeline specified in your lease agreement. This is usually 30 to 60 days before your lease ends. We’ll provide instructions on how to prepare for move-out and return your keys. -
Who is responsible for paying for repairs & maintenance requests?
Typically, tenants are responsible for routine maintenance and minor repairs, while major repairs and maintenance are the responsibility of the property management. If you encounter an issue, please submit a maintenance request through our online portal, and we will determine the appropriate course of action. -
Do you reimburse for repairs & maintenance?
We ask that tenants submit maintenance requests through our online portal so that we can handle repairs directly or with our trusted vendors. If you encounter an emergency situation that requires immediate attention, please contact our emergency line immediately. In the case that you need to arrange for an emergency repair yourself, please keep all receipts and contact us as soon as possible.
